Developments and strata

Design, supply, installation, commissioning, documentation and maintenance for the whole of it, common property and individual lots alike.

Rows of solar panels running the length of an apartment building roof toward two further residential towers of the same development, a single distant figure between the rows for scale.
The problem

A development has one energy system, and it usually arrives as twelve trades' worth of parts with no one accountable for the whole.

A development has one energy system, not twelve trades' worth of parts. We design, supply, install, commission, document and maintain the whole of it, common property and individual lots alike, from solar and storage to EV charging, lighting, switchboards and sub-mains.

What the scope covers.

01

New builds and multi-residential

Solar, storage, charging and switchboards designed into the building from plan stage, not added after handover.

02

Bodies corporate and common property

Common property systems metered and allocated, so the owners corporation and each lot pay their share.

03

Design through to documentation

Design, approvals, installation, and the handover documents an owners corporation needs to maintain it.

04

One accountable contract

One contract covers the whole energy system, so a defect has one owner.

What it usually looks like

Typical range on a development.

Indicative ranges for a development. Your programme and lot count set the real figures.

Typical range on a development

20 – 300 Lots covered under one system
1 Contract instead of many trades
6 – 18mths Programme from plan stage
20 – 25yrs Design life of the installed system

Indicative ranges for scoping only, not measurements from a specific job.

On a real job: A 59.4 kW array built into a high-rise

How it runs, start to finish.

01

Join at plan stage

The energy system is designed with the architect and builder, while changes still cost little.

02

Design one system

Solar, storage, charging, lighting and switchboards are designed together, across common property and lots.

03

Build to the programme

Rough-in, fit-off and commissioning follow the builder's programme, stage by stage.

04

Hand over and maintain

The owners corporation receives the documents, and a maintenance schedule keeps the system to its design.

Why one contractor holds the whole scope

Before you ask us.

When should a developer bring in the energy contractor?

At plan stage, while switchboard space, cable routes and roof layout can still change at little cost.

Can solar on common property benefit individual lots?

It depends on how the system is metered. The options and their trade-offs are set out at design, before anything is built.

Who maintains the system after handover?

We can. The owners corporation receives the documents either way, and a service agreement keeps the system performing to its design.

Send us the plans.

Drawings and a programme are enough to scope the energy system for the whole building.
